Energy Performance Certificates
Why you need one
As part of the Government’s move to meet the climate change targets under the Kyoto Protocol the introduction of EPCs is part of the Energy Performance of Buildings Directive (EPBD). EPCs are designed to increase the awareness of the energy efficiency of commercial buildings in order to create a sustainable environment for current and future generations.

Government Penalties
The building’s EPC should be available to all parties when the building is marketed and penalties will be incurred if a certificate is not produced upon exchange of contracts. It is understood that the penalty will be 12.5% of the rateable value of the property with a minimum charge of £500 and a maximum charge of £5,000.
